Bohopo is the specialised investment platform enabling institutional capital to be deployed at scale into the urban boutique hotel market across Europe’s most vibrant city centres – establishing a new institutional real estate asset class.

Market opportunity

Travel in Europe has entered a sustained, experience-driven phase of growth, driving increasing demand for city center located boutique hotels. At the same time, new hotel supply in historic city centres remains constrained by planning restrictions, heritage considerations and limitation of the available property stock.
 
Across European cities, thousands of hotel assets remain small, fragmented and often family-owned. While frequently located in exceptional central locations, these properties have historically been inaccessible to institutional capital due to their scale and operational complexity. This creates a compelling opportunity to unlock value through repositioning, clustering and consolidation.

Our real
estate model

Acquire

We target unloved small-format city center properties, or existing hotels in need of renovation capable of supporting 20 to 50 rooms; we identify target properties through personal local relationships and on the ground extensive hunt for acquisition opportunities.

Develop

Through adaptive reuse; rooms and common areas lay out optimization, cost-conscious design solutions, locally driven risk-conscious permitting and construction. we transform these assets into contemporary boutique hotels that combine strong design, operational efficiency and a clear sense of place.

Operate

We apply the right operating model, brand, and market positioning for each asset, we remove costs that do not add value, and we focus on simplicity; as a result we drive margins and deliver consistent, risk-adjusted returns.

Cluster

We cluster first within each city and then within Europe. Several small size boutique hotels located no more than 10 minutes walk one to another could outperform a single large hotel of equal room count – on revenue, on margins, on pricing flexibility, and on risk diversification. Once several city-clusters are grouped together within Europe, they form an investment product, characterized by prime real estate, hospitality growth cash flow and risk mitigation through asset and city diversification.
